Yellow letter response owner but call from realtor

Hello All,

I am looking for advice on a potential deal. I sent out letters 3 days ago to owners in pre-forclosure with hopes to do a "subject to" deal but a realtor responded instead. The property is now a short sale.

Property info:

  • Single family home
  • 4 beds 3 baths
  • 2269 sq ft
  • Asking price $135,000
  • Comps $142,947
  • Planned Max offer $115,000
  • House in good condition. Needs paint and maybe new carpet

Meeting at house tomorrow at 7pm with realtor. Requesting advice on exit strategies. I do not want to finance with my credit if I do not have to. Any ideas?
