Anything that gets built is going to be "new" so I can't see how it would harm the value of your property.

I had a similar issue when I bought my first property so I went the turnkey route and got my first property for about 20k all in, including closing costs.Then I decided I wanted to buy something with a bit more built in equity, so I bought my second one in a different city and state.

If you have built up a skillset to a high level, then you can earn a good amount of Seed Money for your future Investments and your qualifications will be excellent!

Our vacant apartments are in a blue collar town where 19 and 20 year old are getting factory jobs for $14-$20 an hours, but no one has any savings. 

@Nik S. you can go with a traditional Builders risk, but there are other insurance programs specifically built for the flipper. 

In my area, many condos and apartment buildings are being built that offer similar rents but with more amenities and newer construction.

I don’t know the exemption clause you are referring to, and likely no one else here does either, but generally.......cities/towns have nothing to do with real estate licensing, that is a state real estate commission issue.
