Buying next to undeveloped land

We looked at a wholesale property today in a great neighborhood, 85016. We run the numbers ands comps look good. Perhaps our realtor friends in our community can chime in. Our dilemma is that the house is across from 2 undeveloped lots that they are looking to sell as 1. The lots are fenced and narrow the street the property is on. How much does this affect the value of the home. I know the lot needs to sell and that there will probably be construction for the foreseeable future. Any feedback you can provide would be welcomed.
