Anacostia, whipe the fastest appreciating neighborhood in DC 4 years straight is attractive in that sense, it can still be pretty rough.

If so, expect a PM to charge more than they would for a multi-family as statistically, boarding houses attract lower demograpic (equals more management headaches) and more transient tenants. 

I think the $/sf value you get being in that neighborhood, next to Snooze and Trader Joe's and a straight shot down 8th to downtown Denver is hugely attractive.

Computers can't always accurately judge how attractive floor plans and locations are.  

The home has an attached apartment (2 bedroom and 1 bath) a garage and the actual home is 4 beds, 3 baths with some big Family rooms and other space that could be transformed strategically to attract students or make the home more appealing/rent for more. 

Mental note: lowering prices far too much may attract lower quality guests.
