Take the emotions out of it!

Add in the variables of emotion (any personal attachment to it?)

Emotional support animals, however, are not restricted as to species and are covered under the Fair Housing Laws.  

Just doesn't fit my investing model.Fail fast and don't get emotionally attached to any investment you make.

That said, I also know that I provide a very valuable service to my clients, especially those that may have issues like no idea how to ready for sale or deal with buyers, poor location, out-of-state owners, too emotional (ex., divorce or illness), too busy, etc.   

If people are walking away it sounds like you’re looking for a buyer with emotion that “wants land” rather than someone who is looking for discernible ROI.

I am so nervous as this will be my first time buying real estate and really just need someone who's not as emotional about this as I am to help me run the numbers. 

I saw the property today and really like so I'd like someone who is not emotionally attached like I am to look at these figures and help me to determine if this is a good, bad, or decent deal.

If you did a really great job on it, you can maybe appeal to someone's emotions and get a little more and sell a little faster, but there's no guarantee.  

Buy something that works pretty good and ignore the temporary ups and downs, because the time value can not be replaced.
