Hey folks,I started listening to BP a few months ago and have been studying my local area since.

I am studying strategic economics in my MBA program currently.

To benefit from accelerated depreciation (beyond the 27.5 straight-line) you need to perform a cost segregation study on the property to identify assets with a appreciable life of 20 years or less. 

I am in the process from retiring from the Army and have been studying and researching REI for the last few months.

Like attending a great university to study what you love.

That launched me into volumes of studies on Investopedia.

I was wondering what tool or link do people use if they want to do a study of a neighborhood... like if you think you found a good deal out of state but you want to know if this area is going down or has an upside... any tips or link you would recommend?

However, before you underwrite that value-add income, make sure you do a proper demand study so you know the demand exists. 

I have for the last year been reading, studying, eating, breathing all things real estate.
