Requesting Advice for First Rental Property

All,

I am looking in markets around Tampa FL (100 miles all around) and I am struggling to find a deal that makes sense or find comps that are accurate (crazy fluctuating market currently). I am open to BRR, Long Term Rental, and Short Term Rental. Looking to get my first property underway, but am striking out to find something that makes sense. Please comment what helped you obtain your first property and any advice you learned starting out on your journey to gaining your 1st property. Thank you.

This is not unusual. Property prices increased 50% or more in the past few years, making it difficult to find a cash-flowing property in desirable markets. You'll have to work hard to find a deal or look in less-known, less-popular markets.
