I would also put very strict rules regarding how many and what type of pet(s) allowed, that they cannot be a nuisance to neighbors (no leaving outside, barking, etc), and put something very solid saying that a pet cleaning and deodorizing charge will be taken out of deposit when they leave.... think of anything/everything and put in the lease!

For starters, where is your property physically located (city and zip code)?

No appreciation, high taxes, strict laws, horrible demo.  

I dug a little deeper in to the city code and it looks like there's a 100% density bonus for 'micro-units' that average a total of 600sqft.

I have contact information for the builder of the prior home and a relationship with the Director of code and enforcement of the county.

Town code enforcement should care if the facade is a hazard. 

To the best of my knowledge- conventional loans have decently strict federal guidelines as to what's required for down payments and occupancy. 

I ask because the city of Orlando recently passed some strict restrictions.
