Finally, the home I purchased is the cheapest per square foot in the neighborhood and the largest at $101 per sq ft.  

I heard that appraisals only count the upstairs square footage. 

It is based on lociation, materials, square footage, # of stories, # of bathrooms, etc.

Hello all,So I'm attempting to learn by using the 4 square method on properties I see online to A.

The houses are 3/2 with a garage, 1293 sq ft heated, and cooled,  total square footage 1693 with garage and porch.My goal is to have the first house completed by April 1, 2023.

Without the "Big 5" I have been using $14 per square foot for entry level homes, $18 per foot for mid level, and $21 for high end homes.
