Here that would be the worst time frame as there are no records of any system in the state before 1972.A big foreclosure buying company here bought a house at Sheriff Sale and it turns out that the septic had failed, they had to have new septic tests done in a different location on the lot, but the only spot on the lot that passed the septic test was too close (PA state requires 100 feet minimum well isolation distance) to the existing well.

It is 0, but I cannot move forward in the analyzer as it highlights the repairs box, and stops.The other question is, where is there a spot to put the price being paid for the property...or is that further into the analyzer. :) I would think t hat that would be an important factor, not just the ARV.

I figured out that it’s technically legal to park a camper in the spot I want to park it.. and I should be able to short term because I’m Zoned multi-family... is that considered use as a residence?

I like TX, FL, TN, and NC personally but can be convinced to other areas that have growing populations and economies (and landlord friendly laws).If you're looking for a multifamily property that you could owner-occupy, there are some great spots around LA where you could use that $500K to get into a quadplex (or larger) in a really strong rental market where you'll have little issue getting highly qualified tenants.
