The HML will have their own title company that they prefer to work with.Check their fees against a few other title companies that do "outside the box" transactions to make sure they aren't crazy, and if they aren't crazy then go ahead and roll with it.

Example, most properties in Silicon Valley in B+ class asset will rent in less than 2 days on the market 30-60 days ahead of availability date and usually with 10 apps on it and for rents between 3k and 5k for a 3 BDR 1500 sqft SFH.

I just saw this great 3Q 2016 Economic Overview for Memphis.As the data shows, the economy is still moving ahead nicely in our MSA, which is why I am actively investing here.

Anything at that age is light years ahead of what most people your age have. 

@Sean Carroll well I did not have any partners on this deal but for my lender I had all of the pre approval documentation prepared ahead of time.

It sounds like you're ahead of the game being that you're essentially debt free.
