Hi Bianca.I can't imaginge it impacting the value of the house up or down, but if you have a section 8 tenant in place when you are ready to sell you may scare off some potential buyers who prefer not to deal with the program.

Starbucks has the ability to select upcoming neighborhoods for their stores to be built due to the fact they have a team specifically for this reason by using demographic and property data , buying up these locations before home prices increase in value with the average home within a quarter mile of a Starbucks rises in property value by 96% don't quote me on this, I heard all of this from a YouTube video so I was wondering if any fellow real estate investors have any evidence that this theory is true so we all could piggy back off this by looking into future Starbucks stores being built?

For me that is one of the EASIEST maintenance calls I get.In addition, I will pick up some used washers and dryers locally off facebook marketplace for $150-200 and store them usually for when I put a new rental in service and need to put appliances in it.

It was cumbersome and made us either cancel people if they instant booked or turning off instant book.Luckily RevMax, our pricing software (also owned by Streamline our PMS), we can add % rules on a price map with rules.
