I spend money keeping up with maintenance, repairs and capex but get wealth from forced appreciation and gained equity, then eventually some cashflow as I'm able to increase rents, and that suits my purposes. 

Additionally, I am not house-hacking since I will be relocating after graduation, but would want to keep my investment property in the area near my university. 

One tenant leaves in a month and the other lease expires in June so I will make sure to have it in all leases moving forward.Going to research how to get an additional grinder tied to one unit before it reaches the communal tank to isolate the incident.

Might go to my profile and to my posts, there are probably 1,000 posts on this topic, I can't write them all over again :)Additionally, if it is for investing then put on the face of the note "Commercial Note" you will avoid tons of regulatory issues as a commercial loan.

Although, thinking a little longer term, it would be interesting to see if you can build in a small equity stake in addition to your fee so that you continue to receive benefits for your initial efforts on the front end.

Plus, the time you spend on these loans will be minimal.
