Your best bet is to figure out what ROI you're comfortable with and won't lose any sleep if you don't "make" it.

I get so excited  I can hardly sleep, wake up early and stay up late studying this stuff.  

If I cant sleep at night then no amount of money is worth it.

Having my properties in separate LLC's lets me sleep good at night. :-)I'm not a tax guy so I can't address advantages/ disadvantages with that but I'd rather keep separate business and personal financial records anyway.

Asides from not being able to sleep more times than I can recall I remember the sporadic moments where everything I was trying to do to pull a deal together and everything that could go wrong would all of a sudden hit me and right at that moment I felt like throwing up ( I am not exaggerating).

Think you are buying for $84K and don't lose your sleep and keep your first purchase excitement!
