what do you all think of the market in las vegas right now,  north las vegas for example  been looking at some property and the prices seem reasonable. now for me it would be an out of state investment since I'm in southern California. any opinions on this ?

89148 zip code is actually decent. I personally would own the right property (right property means: buying it at the right price, rent covers all the operating expenses and then some and is nicely located). Yes, this is part of North Las Vegas and it is near great communities/amenities.

Our farm areas are in the Henderson side of Nevada (89012, 89052). 

Note: I retook all the requirements to be a real estate salesperson again and I have all of them at the ready. I am not affiliated with any brokerage just yet and I am not planning to join just any office who just wants a warm body with a pulse! My daughter and I are sending letters to the above areas as our marketing strategy.
