So much of it is about location (near tourist attractions or for business people, near a work-site), access to transit and highways, available amenities, etc.

You should be able to do a massive renovation in just a few weeks if you have a good crew.I do agree with not risking bad reviews by listing on the big sites too soon.

I was quoted the following:Single family home/Fee Simple townhouse- 20% down payment: 5.875%- 25% down payment: 5.625%Condominium-20% and 25%: 6.375%- 30% down payment: 5.375% 

Simple, was for school, didn't work out so paid it back.

I would just "assume" possession of both, rehab and rent...simple as that...dont even seek real ownership...just take them over and start profiting.
