A case against eliminating renting is that existing owners unable to continue to rent might be stuck without income and unable to sell and therefore likely fall behind in HOA dues, causing hardship to the HOA. a gradual approach would be the safest to maintain the health of the HOA financials.

It is 10x better to keep the home vacant for several months than to bring in the wrong tenant.My first investment property I purchased across the street from Sugarloaf Country Club was vacant for 6 months and i got scared, but the wait was well worth it as the same tenant will be renewing with me for the 7th year.
