ENY is a big place and I know people who love the neighborhood feel and safety of many of the blocks.I have owned a two-family in the northern part of East New York, called Cypress Hills, for over two years.  

Just flat out tell them no if it’s not a health or safety issue!!!

That being said I don't buy properties that negative cashflow either - I believe you need some kind of safety net and I'm in this for the checks.

When budgets are razor thin, a week delay to something could be just as costly as a $5,000 emergency repair.

Again if someone is making millions and wants to park money into a typical high safety and more passive asset then a DG might be a fit.

The eviction moratorium is in place, but evictions for health and safety are still happening.

For me a few-call/text tenants in path check on their safety and safety of property-have several "go to" guys for emergency repairs-keep the news/weather on at all times keep watch-update property owners of the status of their property and make plans to drive the area where storms rolled through-watch for roofing signs in the area, often a good indicator that a rental you have might have hail damage as well, saves putting in a claim when not needed.just a few I am sure I will think of more though.

@Scott MacHi Scott- I should have been more precise- there were several trees in front of the building blocking the entire building and address- and  pathways- they said it was a safety hazard on the pathways- we could have put a very temporary bandaid and just trimmed them down at back- but then we would have had to deal with them again- since then I’ve learned to use more cheap temporary fixes on things that don’t pose a major safety issueHad to fix several other things too- lots of little things such as paint peeling on bathtubs, oven hood not working, etc..This was week one of owning it- silly me thinking we would take care of things that were super serious thoroughly- just to have more things pop up that were more urgent soon after - 

Of course if they are related, you are stuck until they reach safety maximum for fire code.

Yes you should focus on health and safety concerns, and some cosmetic concerns, but if you are already at the stage where you are looking to spoil your tenants like this, the tenants will get spoiled fast.
