If you go the route of short term lender, make 100% sure the person you lend to knows what they are doing and I would only lend on the purchase price and closing cost, not the rehab.  

Buying with cash is the safer more secure route but if your goal is to eventually become a full time investor you cannot scale the business using just cash.

We have banks we work with regularly (Fidelity) that are awesome... quick inspections and fast turn around on checks.

Since I make my money daily, I budget weekly and sometimes would get too motivated and pay certain debts off that week just so a zero balance faster and then go to low funds in the checking and have to scramble to make my income again to make the next regular bills do.  

As I mentioned, we regularly use our attorney for these situations.
