Now we have a situation where we need to build a huge amount of new units just to keep up with demand - we simply have more people than roofs - and so the cost of existing homes has to creep up closer to the cost of new construction plus land.

Here's some basic info on the property:Asking price: $350kCurrent Gross Rent: $2600Landlord pays sewer/water at $150/month and trash at $64/month.Current owner flipped it 2 years ago so it has a brand new roof and windows, plus new appliances, granite counters, plumbing fixtures, etc.

The reason I’m excited is because we have parking to build 2 more units, and in 2 years, we’re ripping the roof off and building a couple 2/2 condos on top of the quadplex with all glass walls on the ocean side and killer views, can’t wait for that.
