Track down some of the more 'reputable' wholesalers in your area and have a direct conversation with them about what you're looking for, what you need and how you plan to buy it and pay him/her. 

Renting out the other 3 units while I renovated a unit allowed me to break even monthly during each of the two renovations. 1 of the units tested positive for meth when I was buying it enabling me to get a big discount and during due diligence I confirmed with a reputable company that it would be cost just $4,000 to completely remediate the methHolding it for two years allowed me to see a lot of appreciation & get the lower capital gains tax rate What made you interested in investing in this type of deal?

I've read through the forums and it seems like a good estimate for a "Nicer" quadplex is $95/sqft.There are a couple a plots in areas that I think would support the rent rates to cover the costs.Does anyone know a reputable builder in the Dayton Ohio area that will build a multifamily home and can roll the land and construction in one bill?

Since initial build, the zoning has since changed to high density residential which does not allow manufactured home parks.

There doesn't seem to be a lot on this topic with reputable sources.

I can get the materials cheaper, I can provide a manufacturer's warranty, and I can set up the delivery.
