Around here, the properties are high priced in relation to rents and with students, you never know how much damage they might do in 9 months.

As I mentioned in my original post, I'm trying to understand the 50% rule as it relates to properties in Montgomery County, PA. 

Jerome Ave rezoning was just approved a month ago or so and word has it the Kingsbridge Armory renovation is about to be approved as well. 2 familys are great bc the bronx still have relatively low prices compared to the rest of NYC but rents are still HIGH so if you have a rented unit....the monthly mortgage burden is not that bad. we bought our house for 390k 3 years ago and in total we needed about 17k cash from offer to closing. the vast majority of that was just the 3.5 down payment. i negotiated to have the seller pay our closing costs and again no real estate agents were used. best of luck in your search. 

HELOC name mostly related to loan related to your primary or second residence.

Hi Kully, I'll provide what info I can but someone more tapped into real estate is probably going to have better information for you.1) I believe the boom happening in Utah is mostly related to people moving in state and purchasing homes. 

This dirt compacted very hard under minimal water sprinkling and had standing water for 5+ hours in full sun 85 degree weather (beneath the standing water, the dirt was relatively dry - so it was holding water, not draining at all).
