In my opinion, it's one in which was recently said on the BP podcast, rather than finding a deal, you have to create one.Over the last 7 days, there have been 2 duplexes I seriously was considering & before I could get in to see it, the realtor said the owners received multiple, cash offers over asking price!

I currently have a full time job where I receive pretty decent bonuses and RSU's so long term I'd like to use that income for RE investing but it will probably be at least a year or two before I can do that because I'll probably use that income this year to buy a house for my family.So short term my idea was to move the money in my Betterment account to a self directed IRA.

I provided my new HR Contact and that was the last I heard about it.  4/13 at 3 PM (the day before closing and 19 days after I told my LO of the job change) I received a frantic call from my LO, his branch manager and the company's SVP.

If you invest in what you know well, both value or cash flow plays can be profitable strategies (regardless of what one-size-fits-all investors will tell you on BP).Excellent point about how cash flow and appreciation hinge on one's circle of competency.

The bank would just do the same process as a conventional mortgage to see if your income level and credit qualifies you for receiving a mortgage - in this case a refinance.

The report for the 2 counties shows 1,110; age 50-89, single family homes, purchased 6/1998 or before, home value up to $250,000.If you want to follow the advice of @Nicholas L. and work in Clayton County, I'd stay away from the Absentee owners since they are probably receiving plenty of offers to sell.
