Hi community,Outside of the bigger pockets tools such as the rental calculator, what do you use to do that math and understand how much to charge rent and determine where you to buy real estate. 

Reach out if you’d like to discuss the process further and get you prepared.I seek a product that shortens the 3 weeks down to 1 day where the lender makes the decision based on criteria that will be real in the future and is easy validatable when everyone is at the closing table. 

I also don't want to be cash-strapped from using my W2 income to cover these costs.

What if you show low income on paper is there still limits, it seems almost as if someone making minimum wage or even no income could buy a million dollar property otherwise as long as it showed a net positive to their DTI?

You may want to get some ideas by attending your local real estate investment club to see if anyone has ever done this before and their thoughts.
