We have used GuestPrep, and unfortunately have had a pretty consistently bad experience.

You would likely have to owner finance them in my experience to sell them separately. 

Anyone had any experiences/recommendations/advises in this regard?

If you have any recommendations or are willing to share your experiences, I would greatly appreciate it.As I prepare for the inspection period, I want to ensure I cover all bases and make informed decisions. 

Ask questions, read the forums, everyone starts somewhere don't be afraid to put yourself out there.

Lean on other real estate investors in your market on who they use - it's not foolproof but working with someone that another investor already had great experience with is a good starting place.Hope all of that makes sense.
