We have sellers and potential tenants that do not fill out things properly and we need different ways to search what they might be talking about and now we do not have that functionality. 

There is some lead on the property that needs abatement or remediation so we need a qualified contractor to make sure we are properly correcting everything.

However, many of these homes were built right in the "they don't make 'em like they used to" fashion and as long as they have been cared for properly, there are no structural issues.

if this is me I am still going to go to a lawyer VS downloading a form online and have them prepare the proper note and then I would do just as @John Kunick laid out. 

Also, the evidence to determine if the foreclosure was done properly is either found and ready to be presented by now or it will never be found.

I'm finding the more I learn, the more I need to learn.The poor person that I've been for a lot of years still shows in my present lifestyle. 

Just set a calendar reminder to give proper notice each year.
