It is also potentially discriminatory in nature as only the real estate broker and the seller would have knowledge that the property's for sale and could essentially discriminate for or against certain people/buyers.I am not an attorney or anything but from my understanding when a licensed real estate broker is involved in the sale of a property, they cannot promote that property until it has been listed on the MLS.

For example, if you the owner builds based your own design they might be more liable for picking the wrong material, fasteners, assembly, etc, and not having a structures professional design it for crash loads, failure paths, etc, but not necessarily if there are material issues at the OEM level…..

The only possible solutions that I've come up with is to: #1 Buy a house with an oversized lot, flip the house and subdivide the lot in hopes of bringing your land costs to zero #2 Buy a small subdivision and divide in an effort to further reduce land costs #3 Reduce minimum profit even lower (unacceptable)#4 Buy materials in extreme bulk to receive deep discounts.
