Purchase Agreement for an Apartment Complex

I am in the process of negotiations with the owners of a 16 unit apartment building. I was wondering how people usually write up purchase agreements, if they always use a lawyer, consult a realtor, or they do them on their own. For people who do their own would you mind sharing or pointing me to where I could find them. Standard contingencies of acceptable financing and inspection but I am not one to nit pick. I like to have purchases be as is and negotiate out any issues prior to a purchase agreement. I have only bought through a realtor and on a smaller properties.
