You will need to redirect the fans through the roof or outside (which is ugly), install properly sized vents and maybe a fan.If only the ridge shingle are lifting, that shouldn't be a very costly fix, and it should be covered under warranty.

@Alyssa Mccourt Depends on the buyer or investor.If you are planning medium to major value-add renovations and rent bumps, AND the property is smaller in size, under 4-5 units, then taking an empty property can vastly speed up your renovation schedule.

Are there any new builds in the area that are a similar size? 

Have consultants to assist but just looking for a financing solution through the build portion that upon completion the loan would be rolled into a traditional 30 yr mortgage or VA loan.

Porch before and I believe he should be able to handle everything for you in terms of getting your violations resolved; as you typically will not need Architectural drawings unless you are changing the size/shape of the porch.

Some realtors may have a lot of contacts that are helpful to you.I don’t think this is a one size fits all but their strengths add to yours.

Depending on size that could change plans.

Everyone has different goals and investment criteria, so this is not a one size fit all kind of situation.I will suggest that you clearly define what you what and do some research.
