We should definately share our process and methods...investing in US remotely from Canada definately brings its own challenges but its deable. 

There are quite a few 4-plexes as much of LA was developed in the 20's when these were popular to build.2. 

This house was a bit of a challenge given it's size and configuration but we have finalized a design and we have excluded the suite.
