Makes sense if you are making payments on the insurance...but the requirement is to have the policy paid for the year prior to closing the deal...would this change anything for you?

What is your experience in doing so for the following areas:- Landlord insurance policy (I learned and confirmed with agents that my name would remain, and we just go ahead and add the LLC into it also) (This will also be under an umbrella policy)- Loan (I learned that as long as the LLC is owned by the original primary loan holder, they will not need to call on the loan)- What are the TAX advantages/disadvantage of doing this (my status is not full-time investor, still hold full time W2 job, and a SMLLC)Thank you very much BPeers!

@Jill Keller If you are just starting out and don't have millions in net worth don't stress yourself out and do anything but insure you have proper insurance and get an umbrella policy.

Every jurisdiction that I am aware of in San Diego that has a policy has restricted ADU from RE that has a duplex to quad and to the best of my knowledge none have been found in violation of AB 1069.However, there are various proposals in front of CA legislature that would eliminate this restriction.
