I'd look at similar properties on Vrbo and Airbnb then look at their pricing and availability on their calendar You can get a good idea of what you can gross.Then drop this in a spreadsheet and look at all your expenses to see what your net numbers could look like.You can find typical expenses here on the BP blog.

We'll flip 40 homes this year and list another 20-30 on the retail market.However, that means that we have 300-400 verified sellers that we drop the ball on every year because we can't pay what they need.My imperfect solution so far is two-fold:1. we have an in-house real estate agent that helps retails buyers & sellers2. lock up the wholesale deal and refer it to another wholesaler in the area to market.

Not exactly an impressive amount per month.On the flip side, if we drop 30K in an index fund that "currently" indicates a 10+% average over a 10 year period of time and put 3k+/- per month in it, by the time 10 years has lapsed we would have a significant amount of funds that are effectively liquid and not tied into an amount of equity that we would have to leverage or sell to gain access to.At this point no decision has been made.
