I owned it for 12 months, but did 2 refinances in between.

My husband and I own a home in Nevada and would like to buy a second home in Utah, three hours away, to rent to college students. 

A friend and I have an LLC that owns multiple properties and for several reasons we would like to split the LLC into 2 LLC’s and each own one.

@Lawrence Bland, all of this is from my own perspective, which is likely different than yours.I see buying as a much "harder" process than building.  

I find properties myself or use personal connections.

This is a highly personal decision.

I would suggest you also consider North Beach (yes, it's a neighborhood within the City of Miami Beach, but deserves it's own consideration for several reasons) and Edgewater (blocks from Midtown). 

I co-own a STR PM Company HQ in Tampa with many properties in Hillsborough and Pinellas. 

(I know this may be a personal preference but help would be appreciated).
