One can chip it off peace by peace as deals come in, with no extra closing cost beyond the deal your already closing on.A good example is I have a small portfolio of 33 units that we picked up for 1.8 million a few years ago, it just hit an evaluation of 4.5 million, we will be able to tap 2 million of that net difference if we wanted.

I would avoid creating an environment where either tenant (current and potential) would feel uncomfortable with each other by making your options clear to both, offering the existing tenant an option to pay for the space with a new lease and if declined, a documented notice giving them time to clear out.
