If I´m not mistaking if you sell you´d get more money out than you would with a cash out refi.So if you want cashflow, notes pay monthly.

@Michael Wentzel I usually pay $1400 for rental LLC taxes and another $300 for personal-6 houses total between LLC and personal ownership.

It has a tenant facing portal where tenants can pay their rent, which the app deposits into our account the next business day (even though ACH payments do not regularly settle for 4 days!).  

When it gets fun is when they don’t pay you back - then the lawsuits start flying

I’m looking to connect with someone to help discuss the process so I can get with my city to gain a grant yo have them pay for it vice coming out of my pocket.

Now the hurtle is paying for it!

Not every scenario needs a test, but on the flip side you don't get a test and end up not handling the issue properly it can turn out to be can be costly too.
