Also painting- if it were a lower priced property i'd say the blue was OK but if I were paying $775k for a house I think I'd expect a fresh paint job in a more current color palette.

There are a million factors that make this type of investment difficult (maybe I'll go into that another day), but I'd probably look at starting out at least in a steady blue-collar neighborhood for your first investment, as opposed to a low-income, high-crime one.
