The owners might still be living in the property as holdover tenants, the property might be vacant but have valuable property the owners are using for storage and eviction has to happen, or the house is totally vacant and needs to be trashed out and cleaned and winterized depending on time of the year and climate.During this time the bank or asset company is having the broker that is to be assigned the listing complete a free BPO and then they also order 1 to 2 other bpo's that pay other brokers directly to do for an objective third party evaluation.

I have worked with both large Reits and private equity real estate (PERE) as a broker, from what I know REITS are more institutional in their structure and in the properties they invest in, and are SEC regulated, whereas , PERE can be smaller, more nimble, and operate a little more "off the grid" so to speak relative to REITS.

It usually involves a bad thermocouple, a change in pilot flame size, position of thermocouple sensor in relation to flame, or simply carbon buildup not allowing enough heat transfer.

Although not RE investor related, my favorite example is www.dogoodrealestate.com/about If you find a wholesaler type that operates with a stated way of giving back 10-15% or something like that (even if not a B Corp) I'd LOVE to hear about them.

You posted no details other than an 8% return from holding RE and claim t is lower risk than my suggestion through your arguments.I never stated that the higher returns were derived from or promised by "prophets".While I agree that typically, higher returns usually come with higher risk, a smart investor can achieve both double digit annual returns and low risk via note/trust deed investing.I also agree that understanding risks is important as they relate to returns.

Other tasks on my to do list are relatively regular, such as: analyze deals and make offers (once or twice a week), work on buying systems (1 hour per day), visit job sites (twice a month), pay contractor a,b,c (daily), etc, etc.
