Is it mainly material and you could do the work yourself?

My lender says he gets the delayed financing concept but doesn’t want to do this way given there is a lot of more materials required ( all the renovation activity receipts etc.).

I will be providing all materials, e.g. underlayment, shingles, nails, etc., the dumpster and pulling the permit. 

Also beware that building materials prices in the NW are very high right now.

There are many risks with BRRRR, so I'll list a few that are within your sphere of control: cost overruns due to faulty estimates, firing incompetent contractors, incomplete knowledge of market conditions, "hidden" problems not covered by contingency funds, delays in acquiring materials. 

I don't have a rigid materials list and a set 'look'.

Durable, minimal upkeep materials would be needed.Flooring is the first thing that comes to mind.

I was just wondering if there are any wholesalers in this forum that could put me on to some study material for whole selling in Canada or might be willing to pass on a few tips to a beginner.

He’s not even providing the materials on many of the items.
