I located a hard money lender that also utilizes his IRA in this manner, that agreed to loan the IRA a non-recourse loan (eliminating the IRS restrictions) in order to do more properties since I had been funding the purchase and repair 100%.This leads me to my question.

I also require non-refundable earnest money on most all of my contracts (some of my bigger repeat cash customers I don't require earnest money for).My strategy is that I do everything I can to help them not only understand exactly what they're getting into but to also help them understand how to get it done.

Also, there was a post on here from a seasoned investor stating that she uses a Non-Compete & Non-Disclosure form before she gives away too much detail (i.e. address of property; seller name; seller phone number)...where can I find this form?
