We didn't get the house inspected, we spoke with neighbors who knew previous owners and the house had also been winterized and gas/electric on all winter.

If anyone has ballpark numbers for this...I do not know status of water service, still gathering information.There are currently 4 gas meters so I anticipate needing to bring more gas services on line.

Expenses are:$1,684 in Taxes last year$892 for Instance last year $388 maintenance last year $1,972 in Utilities (id pay Gas, electric, sewage, water)I haven't yet purchased a property so I welcome suggestions as to how much I should save for maintenance as well as CapEx.

Just my opinion but I have done a lot of direct mail for a number of businesses and you can waste a lot of money on a "shotgun" approach. 5000 postcards might cost you $2000 to print and mail, at least.For $250, you could fill your car with gas 5+ times, drive your town with a pad and make a list of every crappy looking, run down or vacant property.
