Best method for direct mail

What are the best methods for doing this?

I mean I don't want to be sending 5000 postcards just to random houses,

Are there certain homes I should look out for? E.g. "For sale"

What fields do I direct my direct mailing too?

Property radar is the best way to do all these good ideas these guys are talking about. You can type in any city, beds, baths, year built, amount of equity the property has, what type of property your looking for, it's value, REO, Pre foreclosure, amount owed in back payments, auction, owner occ, non owner occ.....etc etc etc and then it will give you the excel list with one click of a button. Then do what you want with the list. Write and mail yourself, drive for dollars to the addresses around you that match etc etc. In 5 min I can have a list of 100,000 properties that match exactly what I'm looking for in my area. You can also talk to your title/escrow company and give them your details of what your looking for and they can give you a list as well.
