A commercially zoned section of town here in Bucks County PA has a mixed use property for sale, and I am interested.  

Which ones make life easier, are the most useful the most bang for your buck?

After you have a few bucks, you'll be able to more comfortably take on a rental property (or 2 or 10) with creative terms that don't need good credit, and you'll be working towards "mogul" status in no time.

Smaller town with high rents and very low vacancy.The current multi family is owned by a housing foundation in a smaller town (40,000 people) that has been subsidizing rents for seniors. 

So, from the get~go as a full rental, I'm $400.00 bucks in the red, monthly.

This strategy helps you (the investor, by getting land cheap) and it helps the owner of the land by geting out of a tax lien, protecting their credit, and they can make a few bucks in the process. 

A buy and hold strategy in Hilton would be excellent if you can find a duplex (or any multi-family), but they are difficult to come by.

Google "bifold door ideas" for inspiration.I guessing you have plain slab interior doors in the rest of the house, so I'd recommend a simple, clean design to complement... like louvered, or a multi-paneled shaker style, or with large single frosted glass panes (they'll glow when the light is on in the laundry).
