I understand that the rent is guaranteed but I've seen what happens to a property when people don't have enough money to "live".In addition the son (30 something) will be living there as his mother's care giver and he says his credit doesn't matter because he is only an occupant.

i don't have much experience, but your experience reminds me of my last few months, my mother in law wanted me to help her find an investment property in NJ and i spent a lot of time researching, but not being able to be there and tour the neighborhoods make it hard. not to mention ever been there, just to her house. it was also hard because she had me search ALL of northern jersey.i found her an investment here, and moved on it in a heart beat, because i knew the market. and she only wanted an investment property, nj/pa didn't matter.

While I don't yet have a real estate attorney or a team or anything, I have a decent lead that I don't know how to handle.I've been pursuing a Driving for Dollars property (near my house) for a while and today - from talking to the neighbor - was able to 1) find out the full story2) get the name and ph# of the owner (it's a son who would be selling the house for his elderly/dying mother who is in a nursing home)3) give them my business card and say that I was potentially interested in buying the house4) Find out that no one is planning to move into the home and that they intend to sell it when the elderly mother passes away.
