My theory is, why would I buy a mobile here with high lot rents, when I could buy a ton of them in other states where the lot rent is around $250 or so.

Most of the time you would not even make a claim for a small amount anyway so you're not losing out.I have older buildings with outdated construction methods and use Replacement Cost with riders for debris removal (in case of total loss) and Law and Ordnance (since the city would require modern code compliance on any major repairs).

Most hard money lenders will not touch a mobile home (regardless of foundation) and even Manufactured homes need to have an approved foundation before they will consider.

What I have concluded that makes the difference is a combination of buying at a great discount AND that your rehab leaves the home looking "fresh" and "modern" so that your home is the best looking one in the area it sits.
