Now the place is totally spotless, painted inside and out, new carpet/refinished hardwood, new appliances, etc, etc. ready to sell!

The first one I had come out gave me a quote of 43K which is ridiculous, the house is not being gutted and redone, its replacing and repairing the usual, carpet, cabinets, flooring, vanities, doors etc.,.

Sometimes if its localized damage I can refinish the floor and have some discoloration where we repaired...sometimes we have to put vinyl or carpet over it.

Well this is great news to me as I was going to rent the condo anyway, her lease is $100/month more than I was expecting to get, I have no eviction to do, I have no painting to do or carpet to replace, I have only a couple of repairs to do, and I have an immediate tenant!!!

This means putting a great deal of effort into:1) Data quality: Rent data is notoriously messy, so much our work is in filtering out stale, duplicate and fraudulent information.

No way the properties only need 2k per unit unless just carpet and paint etc. with minor patches.So I am already in the 20's for price now on this property.Some people can do the work themselves and save on labor but since you are out of state you will need to use contractors.Just my personal preference and the tons of calls I get from investors who buy little properties out of state and then lose their shirt.

Stoves, frig, carpet, etc, all have a shortened life.
