Many landlords will indicate to the PHA that they want to get out, or out of the business entirely, word spreads...they may know of some properties that are filled that you might pick up.

The cost of holding, resell, etc are paid from your spread of 30%.IF the ARV is $220k and the repairs are $23k, then you take 70% of $220k ($154k) less $23k repairs = max offer price of $131k.Your stated max offer price of $154k is too high.Holding costs also appear to be too low on your calculations.To figure holding costs, you need to know how long you will hold.

If, on the other hand someone is promoting their own site or promoting a site that they are affiliated with, they need to use their signature AND DISCLOSE THE RELATIONSHIP with that website.Most people try to disguise these affiliations and relationships as a means to write what appears to be a 3rd party recommendation for their product, when in reality, they or someone they know is writing the reco.The amount of spam that was spread around the site was out of control until we implemented more stringent link policies many years back.Again, sorry for the clarification.

Simple things like having a FOR SALE sign on the front yard while it's being fixed up, finding the area's best agent for the demographic that would most likely buy your house, and online media are all things you can do to drive potential buyers to your house.Private funding is IMO the best route to go, if you can find the right terms that go along with your timeline.
