As you already know you want every penny you have working for you every minute of the day.I was curious if anyone knew any good/creative places to store income from rental properties that have good interest rates and still hold liquidity (while not investing).

I would not pay the extra $200 he is asking for and explain to him that if he does not agree in writing that this settles things that you will pursue him for liquidated damages for not completing the agreed upon work.

I want 1 year of bare bones living saved (this excludes investments, it is just liquid savings).

I have $7400 in an ETF, this will be liquidated to max out my Roth next year leaving, with the rest open for whatever.

Lumber Liquidators has something better around the same price and can withstand traffic and stains. 

But I always keep liquid enough that if a down turn comes and they freeze the heloc I'm covered.
