@Samir Shahani your notion is correct - I don't know where there idea came from to correlate repairs and maintenance to rent - if anything they have a somewhat inverse correlation.Repairs and maintenance depend on two things - replacement value of the property and age.A property is a list of systems: plumbing, electrical, windows, roof, driveway etc - and every one has a useful design life span.

This is the paradox of almost every investor based upon where they are in their "investor life". 

It's the oddest city I've ever seen in my life.

Residential rental property has a depreciable life of 27.5 years.

As far as savings goes the only reserves are in the house and in retirement accounts which is minimal at this point in my life.

If you are going to develop 3 units, I personally like the townhome style.

Like for instance some markets offer more urban rowhouse style properties whereas other markets offer more suburban freestanding SFRs, etc.
