how to get appraisal back!?

Appraiser has been dragging his feet for weeks b/c of lack of comps - it's an old house turned into a triplex in the Atlanta area - what should we be asking our lender and agent to do to get the appraisal finished so we can get to closing on time - it's a fannie mae, property, so I'm worried they'll just cut us off and take the property back to open listing?

When speaking to a mom&pop LL, let them talk, they will likely say things in conversation that you can't ask, like thier health issues or if they drink too much.If you verify employment, it's date hired, position, salary or earnings, and likelyhood of continued employment, you can also ask if there are any expected layoffs or future hours being cut back.

Well, talked to a popular DJ here and I was cutting up a bit with some of my odd humor and he says he wants me on his show as a regular, I get some stage name you know, otherwise I wouldn't do this for fun.I'm doing a bunch of one minute rants, as an uniformed older guy that basically has the wrong facts, kinda like a Gilda Radner, never mind..... or maybe a straight guy really ticked off about something no one would ever give a second though to.I need some subject matter guys, help me out here.

As far as the hot and cold supply pipes, it's easiest to just cut them (with the water off) and replace those with PEX.

Well, you're not meeting the 70% rule, but I don't follow that either and if you have a decent market (400 days is not so hot, but it may be the repairs needed) you can cut down on carrying time and money.
