However my contract is set up with the $4000 down and my key worry they accumulate $100 a month towards their down payment.

As an investor I typically pay more emphasis to my understanding of the area and market trends for my farming area and focus on the key financial metrics and comparable sales.

But the 4/2 is in really bad shape, 1 bath needs gutted( mold on the bathroom ceiling,tile missing in the shower) and key lock door knobs on every door.
